Polished Concrete Shines at NHL's Headquarters and Retail Showroom

Contractor Total Surface Solutions serves up 30,000 square feet of beautiful and durable TRU® SP flooring for the National Hockey League's new home.

Since its unveiling in October 2019, One Manhattan West has garnered awards galore. Three from the American Society of Civil Engineers (ASCE), at least one from the American Institute of Architects, another from the Building Owners and Managers Association of Greater New York (BOMA New York). Owned by international property developer and operator Brookfield Properties, the Class-A office building is one of two office towers, a residential tower, and a park built over Penn Station.

The development is an iconic new landmark for Manhattan's Far West Side. Bordered by Ninth and Tenth avenues and West 31st and West 33rd streets, it links the Midtown Manhattan business district with the Hudson Yards district. Offering 2 million square feet of office space, the 67-floor glass office building is sleek and minimalistic. Open spaces throughout the development provide walkways and rest areas for pedestrians. It's a block away from Madison Square Garden, the indoor arena where the city's hockey team, the New York Rangers, plays.

Little wonder, then, that in 2021 the National Hockey League (NHL) moved its headquarters across town to the new development. Preparations included building out several floors for reception and office space. At street level, a retail showroom with gleaming polished concrete floors invites fans and shoppers to stop in and browse NHL merchandise.

The build-out was divided into two projects, each totaling 15,000 square feet of flooring. Total Surface Solutions of Maplewood, N.J., installed polished concrete overlays for both the office levels and the showroom floor using fast-setting Rapid Set® products: TXP™ Fast epoxy primer, LevelFlor® self-leveling underlayment, and TRU® SP Gray high-flow topping.

For each project, work included priming the substrate with TXP Fast and sand broadcast to prevent pinholes and create a strong adhesive grip for the topping. Workers applied the primer by squeegee and then back-rolled with a ½-inch nap roller to achieve a uniform thickness of 10 to 12 mils.

Next, they applied LevelFlor as the underlayment using gauge rakes and spiked rollers. LevelFlor rapidly levels and sets and cures fast. It can be walked on in two to four hours and covered with finished floor coverings within four to 16 hours.

As the last step before polishing, the crew mixed TRU SP Gray with water in Hippo mixers and placed the self-leveling topping at 1/2-inch thick. They finished with a spiked roller to release any trapped air and provide a smooth, level surface. TRU SP has a specialized aggregate that creates a salt-and-pepper appearance on polished, decorative floors. It can be customized by adding decorative aggregate.

The contractor polished using up to 800-grit diamond abrasives to create a reflective finish, ideal for high-tech office and retail environments that double as a shrine to the game of hockey.
